We are providing the questions we are most often asked by our clients and prospective clients. We believe that asking very specific questions is a smart way to learn about a contractor’s history, financial condition, operations, client satisfaction and much more.

Based on our experience we suggest that you consider the following in your due diligence:

  • Require each contractor to provide their answers in writing and don’t share the answers with any other contractor. Some contractors will quickly say yes if you ask them: “will you do the same things this other contractor has in his proposal?”

Is your company properly licensed as a General Building Contractor with the California State Licensing Board (CSLB)?

Yes – our license number is #778553.
  • Contractors that provide Design Build or Home Remodeling services must be licensed to obtain municipal permits for property improvements. The State of California provides an easy way to check the status of anyone at their website: https://www2.cslb.ca.gov/onlineservices/checklicenseii/checklicense.aspx
  • Contracting without a license is against the law in California. The CSLB's Statewide Investigative Fraud Team (SWIFT) works to eliminate unlicensed contractors working in California. Undercover sting and sweep operations are conducted weekly around the state.
  • The board helps to weed out sub-standard contractors who give inferior service and expose customers to unnecessary insurance risks.
  • When someone contracts without a license, they endanger the health, safety and welfare of everyone, undercut licensed contractors who operate legitimately and lawfully and hurt the entire construction industry in California.

Contractors are known for failing to finish the “punch list”, how do I know you will?

Our design process provides us with a detailed scope of work that becomes our blueprint for your project. Because we design your project we know all of the details.

  • Our pre-construction checklist, scheduling system and weekly project updates are all essential parts of keeping your project on time.
  • We invite your questions during the project. If you want to make a change to the original plan, it is much easier to complete it before it is started then after it is in place.
  • We provide a comprehensive walkthrough at the end of the project to ensure satisfaction.
  • All of our internal systems ensure that our end of the project punch list is minimal and we invite you to ask any of our references about this.

Can I get a “ball park” estimate so I know that I can afford the remodeling project I am considering?

We get it – everyone wants to know how much a particular project will cost. Home remodeling, home improvement or design build contractors that will give you a “ball park” estimate without meeting you and creating a detailed plan should be avoided. This is totally unprofessional. We would love to, but there are just too many choices to come up with a number that is realistic.
  • For example: there are dozens of cabinets to choose from. You can spend $10,000 or $50,000 to provide the same amount of storage in your kitchen. The same can be said for virtually every component in a remodeling project. That is why some kitchen remodeling projects are $30,000 and some are $80,000.

The good news is that all those choices give us great flexibility to meet your budget. KC Customs Inc. is a Design Build company – we first design your project and then build it.   • Very early in the process, we will be able to provide you with a budget analysis to narrow the estimated cost to within an accuracy of plus or minus 10 percent of the final cost.
  • In the Detail Plan Phase, your plans come to life in full color. (Delete this first line) We use the latest computer design technology that will help you visualize your newly remodeled home in full detail.
  • Styles, materials, finishes and products are brought into the mix as we finalize the aesthetic elements of your new space. At this point, our budget will be within an accuracy of plus or minus 3 percent of the final cost. We will also take a close look at any options you may be considering, and how they may or may not affect your final budget.
  • Our start-to-finish process is proven to reduce costs and virtually eliminate costly project delays and project surprises that plague home renovation projects.

We provide fixed price contracts as soon as we complete your design and the scope of the work is finalized and agreed to. Can you explain how your pricing works?

  • Very early in the process we will be able to provide you with a budget analysis to narrow the estimated cost to within an accuracy of plus or minus 10 percent of the final cost. As more and more decisions are made like finalizing materials and finishes we are able to narrow the budget to within an accuracy of plus or minus 3 percent of the final cost.
  • As soon as we complete your design and the scope of the work is finalized and agreed to we will provide you with a fixed price contract.

Our approach takes out the guesswork and protects you from surprises in the final price that are so common in our industry.

Our design process is much different than what you may experience with other contractors.

  • Many will be reluctant to give you the amount of details we provide. There are plenty of places in a construction project where corners can be cut or inferior materials substituted to make more profit. This is especially true if you accept the lowest bid.
  • Leaving out required costs or providing unrealistic allowances for key items is a common practice that can leave homeowners with an unexpected increase in the total price of a project. This tactic is often used by design build and home remodeling contractors to make their proposals appear to have a more favorable price.
  • This is one of the reasons that home remodeling projects can run 20% or more over budget.

In the end, the homeowner ends up with a lower quality job that will probably last until the warranty runs out and then will begin to fall apart.

Have you declared bankruptcy for this or any other construction company in the home improvement or home remodeling business that you were an owner in?

No. We will provide this information at our first meeting.

This is a question most homeowners never think to ask.

You may be surprised to learn that in a 2011 survey of home remodeling and home improvement companies that advertise in local phone directories, over 35% had gone out of business in the previous 5 years.

When some owners run into credit or quality issues, they shut down the company and open up under a different but similar name.

If you want to avoid hiring a contractor that may have had financial issues in the past, we recommend that you request the following information from each company that you seriously consider hiring.

Please provide the name of each corporation, limited liability company, partnership, sole proprietorship or other legal entity that you have owned in part or in full in the last 5 years. All current owners in the company should provide this information.

How can I check the customer references, ratings and review of a contractor?

Checking references, ratings and reviews are steps you should take before signing a construction agreement. It is easy to think that “no one will give a poor reference”.

But what if the person you speak with gives an “unenthusiastic” or “lame” review? This should make you wonder.

Building a new home or taking on major home remodeling projects like kitchens, baths and additions are a big investment and often are done to fulfill a lifelong dream.

We normally provide 20+ references and encourage you to speak to as many as you need to feel comfortable with us.

Most contractors will provide 3 references. Considering that most will complete 10 to 15 projects a year they should be able to find at least 3 satisfied clients.

We recommend that you ask for at least 15 references and call each one. This will give you a clear picture of the home remodeling or home renovation company’s reputation and service. You may find the suggested questions that we provide on our references page helpful.

Can you provide letters of reference from your bank and suppliers?

Yes.

Design Build contractors should have strong relationships with their local bank and local suppliers. Contractors who are unable to provide these letters of reference may be experiencing credit problems and this can impact their ability to obtain materials at competitive prices or to meet project deadlines.

  • We have good relationships with our suppliers. We get first rate treatment and pricing and this helps us stay competitive.

Asking for business references is an additional step you can take to protect yourself.

How do I know that your insurance will protect me in case of an accident?

  • California contractor licensing only requires workers compensation insurance and a bond and this can leave you vulnerable to liability claims from any injuries / accidents that might occur.

K.C. Customs Inc. carries $2 Million of liability insurance in the aggregate as an added protection for you. This insurance is in addition to the required California insurance and bonding requirements.

Unfortunately, some California contractors will cut corners and “take a chance that nothing goes wrong”. This is especially true in a challenging economy.

There are 2 ways you can protect yourself.

  1. Ask to be listed as the certificate holder on a Certificate of Insurance.
  2. Require that the Certificate of Insurance be sent directly to you by their insurance agent so you get assurance that the contractor’s coverage is current.

Our insurance agent will provide you with our documentation so you can feel comfortable that we have current insurance in place.

Note: If the contractor utilizes sub-contractors – they also must be properly licensed to meet the same insurance requirements to ensure you and your home are protected.

Who will be supervising my project and how often will I meet with them?

Our project managers have an average of 20 years of experience or in other words over 40,000 hours of construction experience. You should expect to see them on the job every day except in very unusual situations.

They have the responsibility to ensure that all aspects of your project are completed following our specific installation process for your type of project. They also are there to ensure that the installation process meets the manufacturer’s standards so the material warranty is enforceable (shortcuts in installation will void the material warranty and the homeowner won’t even know).

They have the ability to explain exactly what they are doing in every phase of the project.

Our project managers have the ability and experience to manage multiple projects depending on the scope and complexity of each project. We will not sacrifice quality by overloading them. You can be sure that if that happened they wouldn’t work for us for very long.

How long should it take to complete my project?

Most contractors will say something like “this is a five week job”.

Do you have code of conduct for your crews?

Yes.

Put simply, we don’t tolerate drug or alcohol use by our crews. We can review our policy when we meet.

Can you explain your warranty?

We provide a 1-year warranty for the labor and installation on all design build and home remodeling projects.

We also provide a 10-year warranty on structural items.

We stand behind our work because our reputation is only as good as our last project. We revisit each project within a year to spot any potential problems…and remedy them.

What do you do each day to keep my home in “livable” condition during the project?

Every construction project will have its share of dirt and dust – you can’t avoid it.

We have a written daily cleanup checklist that we follow. Our goal is to make sure the site is secure and safe for your children and pets at the end of each workday.

We will ask for access to a clean-up sink if one is available.

Do you work with Homeowner’s Associations?

Yes. We will provide the appropriate information to your HOA.
